How to Get a Real Estate License in Florida

Obtaining a real estate license in Florida is not difficult if you know what to expect and can fulfill the requirements. It involves minimum age and education requirements, application steps, fees, and more. Understanding these in advance is key to avoiding surprises on your way to the exam.

In Florida, joining a brokerage as a sales agent requires you to already have a real estate license. This includes completing coursework, passing a state test, and completing post-licensing and ongoing education to keep your license active.

Licensing FAQs – Where Do I Go from Here?

Q. What are some of the licensing requirements?

A. You must be at least 18 years old, have a high school diploma or GED, take the state licensing course (63 hours for sales associates; 72 for brokers), and pass the DBPR state exam.

Q. Who offers pre-license courses?

A. Accredited universities, colleges, tech centers, or real estate schools approved under Florida Statutes. Our company is currently pursuing in-house course licensing.

Q. Can I use specialty CE courses to meet the 45-hour post-licensing requirement?

A. No. Post-license courses are specifically designed and approved for that requirement. You must take a course built for post-license education.

Q. If I fail the post-license course exam, can I retake it?

A. Yes. You may retake it after 30 days and within 1 year of the original exam date. Only one retake is allowed. If you fail again, you must retake the course.

Q. What if I miss a post-licensing session due to illness?

A. You can make up sessions within 30 days of the original course end date using the Commission-approved content.

Q. What happens if I don’t complete my 45-hour post-license course before my license expires?

A. Your license becomes void. You must repeat the pre-license course, exam, and state test — essentially starting over.

Q. Can I fulfill my 14-hour CE requirement through correspondence or distance learning?

A. Yes. FREC-approved correspondence and online formats are allowed as long as they meet state guidelines.

Q. What are the CE requirements for license renewal?

A. You need 14 hours of CE per renewal cycle (after the first license cycle). This includes 3 hours of Core Law, 3 hours of Ethics & Business Practices, and 8 hours of specialty courses.
